On Beach Boulevard in Buena Park, Virginia’s Gift Shop sits inside Knott’s Berry Farm — a landmark Orange County park that is packed with guests by day and quiet only after the last ride shuts down. In 2026, owner Knott’s Berry Farm LLC entrusted BYLTup, headquartered in Long Beach, with a full reroof of that building: the sloped planes and the flat field, together.

This was far more than a standard roof replacement. It was an occupied commercial reroof on a live theme-park site, specified for two different roof systems, and scheduled so the gift shop and the park around it could open on time the next morning.

Project Overview: Dual Systems on a Live Park Building

Virginia’s Gift Shop is not a vacant lot. The roof had to be replaced while the park stayed in operation, on a busy Buena Park corridor, with guests returning at opening every day. BYLTup executed a complete tear-off and replacement of both planes — steep-slope shingles and a low-slope membrane — while keeping the building’s look intact, including the existing clay ridge that joins the two sloped roofs.

Overnight Coordination on an Occupied Park

A gift shop at Knott’s has to be ready for guests. Crews had the roof from 10:00 PM to 9:00 AM. Materials, parking, and loading were staged for that window. The roof was left clean and safe before the park came back to life. That is commercial reroofing in Orange County under a park schedule — not a residential tear-off in daylight.

The work was phased around the building that sits at 8039 Beach Blvd., Buena Park: Virginia’s Gift Shop at Knott’s Berry Farm.

1. Tear-Off

The existing roof was a composition-shingle slope over a cap-sheet flat. BYLTup removed one layer of each, cleared the perimeter coping on the flat, and prepared both substrates for new systems — the same kind of full tear-off that older commercial buildings in this market usually need before a modern roof can go down.

2. Steep-Slope GAF Timberline HDZ R/S

The sloped planes received a GAF Class A Timberline HDZ R/S shingle roof: new underlayment and flashings, then architectural shingles tying into the flat. Existing clay ridge tiles were reset so both sloped roofs still read as one building from the park below. No shingle color is named on the paper, and none is claimed here.

3. Low-Slope IB 60-Mil PVC

The flat received an IB Roof Systems Class A 60-mil PVC membrane in white, mechanically attached. The bright field is built for a Southern California roof — UV, heat, and a clean finish around HVAC and drains. Every scupper and every roof drain was replaced so the new membrane actually drains. Rooftop equipment was reset to the new system.

4. Two Planes, One Building

The finished roof is a dual-system job: HDZ R/S stepping toward Beach Boulevard, white IB taking the daylight across the flat. The two systems meet at the transition, which is the detail that makes a mixed-slope commercial building work.

Finished Roof: Performance, Craft, and a Park That Opened

The completed roof is a modern commercial finish on a building guests walk past every day. Coverage on the slopes is GAF Systems Plus: 40-year non-prorated material and 5-year labor. Why This Project Matters

Occupied commercial roofs in Orange County have to be specified for both planes when the building has both, scheduled around the tenant, and finished to the manufacturer’s system — not a one-product shortcut.
