• A building permit number appears only after we have verified it for that job.

Commercial PVC Membrane Roof Tune-Up in Torrance

BYLTup's Torrance roofing technicians completed a bi-annual PVC membrane roof maintenance covering the commercial flat roof, power-washing dirt and debris, recoating pipes, flashings, and penetrations, and blocking drains and pumping water to approved waste-water drains, and installed three IB sacrificial sheet patches around screened pipes with rust stains.

BYLTup's Torrance technicians performed a basic shingle roof tune-up covering the 1-story house: swept and removed dirt and debris from the roof, sealed pipes, flashings, and penetrations with high-performance silicone caulking as needed, and painted pipe-jack counter flashings to match.

Torrance Composition Shingle Roof Repair

BYLTup roofing technicians repaired a residential composition shingle roof which had leaks into the kitchen. Repaired with GAF synthetic Tiger Paw underlayment and GAF Timberline shingles.

Modified Bitumen Roof Repair in Torrance

BYLTup's Torrance technicians completed a modified bitumen roof repair covering the rear flat patio roof only: carefully removed a 1-foot by 22-foot area of roofing material along the back of the flat patio roof only; eliminated the curve, cut back rafters, and replaced 15 linear feet of damaged 1x8 shiplap, with exposed surfaces primed and painted to match existing; installed an additional row of 1x8 shiplap flush to the newly cut rafters, with exposed surfaces primed and painted to match existing; installed new 2-inch by 4-inch edge metal; and properly roofed-in and waterproofed with base sheet and granulated torch modified bitumen roofing material in weathered wood to match existing.

Concrete Tile Roof Repair in Torrance

BYLTup's Torrance technicians completed a repair and basic tune-up of a Class A concrete tile roof system covering the two-story house: carefully swept and removed dirt and debris from the roof and hauled it away to a proper dumpsite as needed; carefully sealed pipes, flashings, seams, and penetrations with high-performance silicone caulking and/or APP/GTA modified bitumen skirt and/or Henry's 209 elasto modified mastic as needed; painted pipe jack counter flashings to match as needed; carefully removed one 10-foot by 10-foot area of existing tiles at the leak area on the second floor and set them aside for later reinstallation; located the leak and inspected and noted roof damage; repaired underlayment at the leak repair area and reinstalled the tiles per existing; and installed mortar at the ridge as needed.

IB 60-Mil Chemguard Roof Recover in Torrance

Los Angeles building permit on file: 24016-20000-17050

BYLTup recovered the low-slope roof of a commercial building with an IB Roof Systems 60-mil white Chemguard membrane. The crew prepped the perimeter, drains and pipes, installed a 1/4-inch DensDeck separation board with IB Vertibond adhesive, then the white Chemguard membrane with 2-1/2" x 3" L-metal edge, 17 drains, 17 overflows and 120 recover vents.
